Mississippi Laundromat

Description

Self-service laundromat for sale in Jackson, Mississippi. The business operates from a high-traffic strip mall and is fully equipped with relatively recent card-operated washers and dryers.

Equipment

• 32 washers
• 34 dryers
• All machines reported to be less than five years old
• Card-based payment system
• Remote monitoring and operating reports

The cashless system reduces dependence on coin collection and gives the operator access to machine usage and sales data.

Purchase options

• Business and real estate
• Business only

Buyers considering the real estate should review the property value separately from the laundromat operation, including title, taxes, building condition and any shared strip-mall obligations.

Growth

• Add wash-dry-fold service
• Introduce pickup and delivery
• Offer dry-cleaning drop-off through a local partner
• Develop apartment-complex accounts
• Build commercial and corporate laundry relationships

Financing

The seller is requiring a cash transaction. Seller financing and bank-financed offers are not being considered.

Proof of funds and a signed confidentiality agreement are required before detailed information is released.

Buyer review

Buyers should verify historical sales, card-system reports, utility expenses, equipment ownership and maintenance records, employee costs if any, strip-mall charges and the condition of water, sewer, gas, electrical and ventilation systems.

If purchasing only the business, the lease terms should also be reviewed carefully. If the real estate is included, buyers should complete separate property and environmental diligence before closing.
