The seller points to a large nearby development project as a possible source of additional traffic. The listing states that Driftwood LNG plans a future corporate campus next to the business and estimates more than 600 direct employees, with a broader local population impact of more than 2,000 people.

Those development figures and timelines should be independently confirmed by buyers.

The seller projects that fuel volume could increase to more than 50,000 gallons per month and inside sales to more than $110,000 per month after the nearby project is completed. These are projections, not current results.

Other possible additions include gaming and liquor sales, subject to licensing and local approval.

A buyer could also review fuel branding, product mix, food sales and day-to-day store operations for additional improvements.

Buyers should verify historical financials, fuel gallons and margins, inside sales, food margins, payroll, utilities, inventory, fuel supply agreements, property or lease terms and the status of the nearby development.

Gaming, liquor, tobacco, food-service and fuel operations are subject to applicable Louisiana and local licensing requirements. Environmental records, underground storage tanks and fuel permits should also be reviewed during due diligence.
